Garrett Appraisal Service regularly updates single-family residential charts and graphs by school districts for the areas serviced. These include trendline analysis for monthly average and median sale prices based off either Dayton or Cincinnati MLS. This indicates whether the sale price trend is up, level or down. We use whichever MLS system has the dominant data for the specific school district. I also look at the rolling 12 month # of sales. This provides an indicator of the sales volume trend and includes the full 12 months for each point on a chart. I also do months to absorb charts by various price brackets. It shows if there is an over supply of homes and how many homes typically sell each month in each of the price brackets. It helps provide a feel of the amount of competition in each price bracket in each school district. Occasionally I do a trendline analysis for the sale price to list price ratio in the schools where I collect the data from Cincinnati MLS. I also do some overall charts for all of Dayton MLS and all of Cincinnati MLS.
The following are a list of the school districts that we provide residential appraisal services. Each of the school districts is listed under the MLS system that I use as a base to build my charts. Each of these provides a link to at least one chart for each school district or MLS system. I update some charts monthly, but not all. If there is more than one chart on a school district page, they may not both be from the same time frame.
